I love Penelope’s books. I am always sad to say goodbye to the characters in her books, it’s like leaving friends.
I wanted to stop reading because Amelia was starting to get on my nerves. I decided to push through and glad I did because the ending showed her growth and confidence in herself.
So deliciously good
It was so sweet and the character change was amazing it had the perfect amount of love and hate.
She can’t think for herself, let’s him insult her and still wants him...she’s a real winner. He’s a tool but hey, he’s apparently hot so he gets a pass...ASS!
Please do NOT waste your time on this offbrand wattpad look alike book. So incredibly cringy and only 2-dimensional characters. Seriously terrible

You can feel the emotion of the characters. I laughed and I cried at some parts. But I loved how the relationship flowed so well.
Would still recommend. The ending seemed to fizzle as I was waiting for a major event, but endings like this are nice too.
This is one of my favorite Penelope Ward books I first read several years and just reread . Amelia and Justin first meet as kids and form a bond that is indescribable and when you meet them you feel it will last forever. Then the unthinkable happens and Amelia runs away and they lose contact. Years later Amelia’s NaNa dies and leaves Justin and Amelia her beach home. This is the story of how two old friends deal with life. The book is funny, romantic, full of chemistry and Justin is the perfect boyfriend one you will never forget as you learn the way life should Bea. A five plus stars...

RoomHate is my favorite Penelope Ward book so far. At first I thought it was very similar to Stepbrother Dearest, but that changed with a plot twist I wasn't expecting. At first I didn't know if I liked that plot twist because of how it would change the story, but I got over that quickly. I ended up loving the twist and how it changed both Amelia and Justin's lives. Part One was of the book was good, but part two was even better. I loved Amelia and Justin's relationship. They have been through so much together throughout the years and I loved where the end up. This book has a lot of emotional moments that make you feel for the characters and what their going through. It is also quite funny as well. The end of the book is so cute, especially the epilogue, which I enjoyed it being in Justin's perspective. However, like always, I wish it was longer. Overall it was a great read!

Had a great storyline and suspenseful in ways, but also had a very select type of romanticism I guess you could say just to put it lightly. Finished it in less than a day just couldn't put it down !

Fabulous storytelling-finely layered and was so emotionally believable! Amelia & Justin are childhood friends who become estranged but brought back together by Amelia's Nana's passing and willing the summer house to them 50/50. I so loved these characters - and Jade, Roger and especially Bumble-Bea made this a rich story. HEA

This book, though short just went on and on and on. I finally just read the last page to be done with it.
I started reading at 7pm and could not put it down. I only stopped for s couple of hours to sleep. It is now7 am and I just finished it and loved it. It is raw, sexy and had me so invested in what was going to happen. A great read.
This book was by far one of the best romance books I've read in a long time. The development of the characters and dictation used by the author really helped put the characters and their emotions into perspective. Amazing novel. Well done!
This book lacked depth. The characters were one dimensional, I had a hard time connecting with them. The story was repetitive, and it dragged on and on. I've read other books by this author, like stepbrother dearest but this book is weak in comparison.
I will be reading more books from this author! Although the characters got their happily ever after, it was a bit of a rough ride. Great descriptions, great storyline!
Oh my where do I start with this review? Such a great book.Justin and Amelia are childhood sweethearts they do everything together and when they are 16 Amelia runs away because of a something She found out that Justin was keeping from her,he is heart broken. Now 10 years later Amelia's grandmother has died leaving both of them a house.Oh the angst how do you co exist with someone who hates you?well you just need to read this book and find out I highly recommend this book.

This is a must read for 2016! I enjoyed this book from the first word to the very last. I couldn't put it down. Justin is a sexy jerk at first but Amelia lets you know it is a deserved hate he has toward her. The characters are so well written you can't help but love each of them. this book was super sexy, funny, and even a little angsty. Justin is a sexy, angry, dirty talking musician that you will want to be real! Amelia is soft spoken and sweethearted individual till Justin brings out her sass, and oh boy, can she hold her own against him. Lol. In the end you are left with a melted heart and a smile on your face and a bit sad that it's over because it's just THAT good! <3
I love this book it was wonderful. I love the relationship that Justin and Amelia have, and of course second chances are my favorite and throw in a little surprise makes it the best.
Penelope Ward is a very good author who has the ability to make you feel the characters emotions. My favorite book of hers is Stepbrother Dearest but this book came pretty close. Justin puts up a huge fight compared to Elec 😉 I definitely recommend this book and if this is your first book of Ward's then I suggest Stepbrother Dearest next. Read all her books, I guarantee you won't regret it!
Is am so tired of inflated ratings! I don't think my standards are that high - are everyone else's that low? This book was was 'ok' at best. The characters were not 3 dimensional or special, it wasn't sexy, the storyline, eh... Nothing wonderful about it. Please be more selective in rating. So tired of spending money on crappy books because of unrealistic ratings.
Unfortunately the book didn't live up to expectations... It felt like a different less experienced writer had written this one compared to stepbrother dearest

I love this book. I couldn't put it down so I stayed very late(or very early) to finish this book. There're fun banters, touching feelings and emotional moments. I had tears in my eyes at the last few chapters. Love the characters although sometimes the heroin's insecurity really got my nerve but it's a must read if you like second chance love.

Loved this book from Penelope. One of my favorites. The sex scenes were hot and the chemistry was intense. I'd have liked a longer prologue in his p.o.v but it wrapped up nicely.
As always this author can tell a story! However my only issues are that we never get the male POV until the end and she tends to drag out circumstances unnecessarily ... A bit predicable .. You know baby crying at "that moment" nonsense like that ... Other than that this story was great! If I didn't think she would give us a glimpse of the male POV I would stop reading her books ...

I hated this book at first, it started too fast and wasn’t believable. I was just about to give up on it, and that’s when it started to get good. I stayed up well past my bedtime to read it in one sitting and cried most the night. I would recommend!
An absolute outstanding read!
Although I liked both Justin & Amelia's characters, I felt the book dragged on. Amelia was so hot and cold towards Justin throughout the book. And Justin was very indecisive about his feelings. Good story but expected more.

Unexpected events bring them closer together only to be pulled apart again by an opportunity for Justin too good to turn down. Will they be able to overcome yet another obstacle? Thank you Penelope for yet another wonderful story about two people whose love for each other leads them to where they are meant to be.
Sweet mother of all that is holy, Penelope Ward just tried to kill me. Her weapons of mass destruction were overwhelming amounts of sexual frustration and emotional turmoil. Every muscle and cell in my body was coiled up tight and ready to explode on moment's notice. If you are looking for a book that is going anywhere but the road well traveled, look no further! Let's use a metaphor. This book is a vehicle and the author is the driver. You're in the passenger seat, unsure of the destination and little nervous about she's taking you. Suddenly there is fork in the road. While your eyes are darting back and forth trying to anticipate where she's going to take you, without notice she's taking a sharp right, but she's not on the road anymore. Nope. We are off-roading it now! Up and down steep hills, frantically bouncing around on the uneven terrain, dodging obstacles, while you're holding onto the "holy crap" handle for dear life. I imagine she might be laughing loudly and a little maniacally as you hold on tight. Once I started this book, I didn't want to put it down. I started at 10:30pm, stayed up until 2:30 am devouring it, and then woke up bright and early to finish it off. 5 Stars just isn't enough!
So this started off super slow for me, in fact I almost stopped reading after the first few chapters. All I can say is, thank goodness I kept reading because I absolutely fell in love with how this story morphed into something so much more than just a typical romance. I found myself laughing, smiling and even at some point with tears in my eyes. The ending was absolutely beautiful and I didn’t want it to end. If you think about putting this down.. don’t. I was quick to judge but it turned out to be one of the most beautiful books I have ever read. Definitely top 5!

5 Star Review I was not sure what to expect from this book the only other Penelope Ward book I have read was a comedy but I love second chance romance stories and I'm so glad I went with this one. Imagine being left a half share in a house the only problem is the person who has the other half is someone you walked away from years ago and he hates you..... Justin and Amelia were best friends growing up, in fact her grandmother raised them both which is why they ended up with a half share in the beach house when Amelia's grandmother passed away. But their friendship was 14 years ago can they put the past behind them and at least be pleasant to each other. Love and Hate go hand in hand and when these two end up in the same house there is anger and rage but there is also chemistry. I fell for Justin in a big way as I'm sure many other readers have, he is sexy as hell but he is also loyal and cheating is something he will never ever do...... Roomhate is an emotional read that is a real second chance love story . I read it in one sitting and I can't wait to see what comes next from Penelope Ward.

A refreshingly different storyline, one that has depth of character as well as storyline. Refreshingly mature as well, no teenage angst (except when retracing their thoughts when they were young), adult responses to adult situations. Plenty of hot scenes to go with it. Seriously a good read, look forward to reading some of this authors other titles
